1. Who we are and what these terms cover

SettleSavvy, LLC (“SettleSavvy”, “we”, “us”) runs settlesavvy.ai, a neighborhood research service for people deciding where to live, the paid Savvy Select tier, and the Partner Agent network that introduces buyers to local real estate agents. These terms apply to everyone who uses the site, creates an account, buys Savvy Select, or joins the Partner Agent network. By using SettleSavvy you agree to them.

2. What SettleSavvy is, and is not

Our neighborhood scores, rankings, maps and descriptions are research tools built from public and licensed data and from the written contributions of Partner Agents. They are opinions and estimates, not guarantees, and they can be wrong or out of date. They are not legal, financial, tax or real estate advice, and nothing on the site creates an agency relationship between you and SettleSavvy. SettleSavvy is not a real estate brokerage and does not represent you in any transaction. Decisions about where to live, what to buy or rent, and whom to work with are yours.

We comply with the Fair Housing Act.

3. Accounts

You can browse without an account. Saving maps, sharing them, and Savvy Select require one. Keep your sign-in method secure; you are responsible for what happens under your account. You must be at least 18 to create an account. We may suspend or close an account that breaks these terms or is used to abuse the service.

4. Savvy Select

Savvy Select is a paid tier that unlocks property browsing on your saved maps; booking a call with an agent is always free. The price is shown at checkout and charged once by Stripe; we never see or store your card number. A paid seat does not expire. You can also get Savvy Select free: book an intro call with a local Partner Agent (or our founder where we have no agent yet) and you get 15 days of Savvy Select; keep the call and it becomes a year. There is no obligation to work with that agent afterwards. Seats can also come from a promotion code. Each free seat carries the term shown when it is given. If you change your mind, you get a full refund within 14 days of purchase, no questions asked; write to the address in section 10.

5. Partner Agents

Licensed real estate agents can join the Partner Agent network through our onboarding. Referrals are made broker to broker: the referring broker is Brigham Redd, licensed with Real Broker, LLC, and your own broker signs the referral agreement for each client. The referral fee is a share of your brokerage's commission, paid only when a referred client closes within 24 months of the referral, with you, your brokerage, or anyone else covered by the agreement's no-workarounds clause: 25% on the free plan, 20% for founding members of Relocation Pro at $50 a month (see settlesavvy.ai/agents). The full terms are in the Referral Partner Agreement shown and signed at onboarding, which governs if it conflicts with these terms. Either side can end it at any time; referrals already sent stay covered.

Partner Agents are responsible for the accuracy of their profile and for complying with their state's license law and the Fair Housing Act in everything they write on SettleSavvy. We may decline to publish agent content or trim it for length or Fair Housing compliance; we will not change its meaning without the agent's approval. Clients you bring to SettleSavvy yourself, for example through your invite link, are not referrals: no referral fee is collected on them. We contact your clients only when you invite them to SettleSavvy, we do not market to the buyers we introduce on behalf of anyone else, and we do not send a buyer who chose an agent to a different agent without the buyer asking.

A Partner Agent may connect a calendar so buyers can book time with them. Our use of connected calendars is described in section 13 of the Privacy Policy. Agents can disconnect at any time from their dashboard.

6. Booking an agent and text messages

When you book time with a Partner Agent or ask one for a seat, we pass your name, your contact details and what you told us about your move to that agent, and no other agent, so they can prepare; it also passes through the messaging provider that sends the booking texts. If you buy or sell with that agent, their brokerage pays a referral fee from its commission to Real Broker, LLC, the brokerage of our referring broker, Brigham Redd; you pay nothing extra. Partner Agents agree to keep client information confidential. We may text you about the booking (confirmations, reminders, your seat code). Message and data rates may apply; reply STOP to end texts. You can book with an agent without buying anything, and you are never obliged to work with an agent we introduce.

7. Acceptable use

Do not scrape, copy or republish our data or scores at scale, resell access, probe or overload the service, impersonate anyone, or use the service to discriminate in housing. Agent profiles and neighborhood descriptions are for personal use in your own housing decisions or, for agents, in serving their clients.

8. Our content and yours

SettleSavvy's scores, text, design and software are ours or our licensors'. Content you contribute (saved maps, notes, and for agents the answers on your profile) stays yours; you give us a license to show it on SettleSavvy, including agent cards and neighborhood pages, for as long as it is there. We ask first before using an agent's words or photo in advertising anywhere else. Property listings and some data come from third parties under their own terms.

9. Disclaimers and limits

The service is provided as is. To the fullest extent the law allows, we disclaim warranties of accuracy, fitness for a purpose and uninterrupted availability, and our total liability to you for any claim arising from the service is limited to the amount you paid us in the twelve months before the claim, or $100 if you paid nothing. We are not liable for the acts of Partner Agents, who are independent licensees, or for decisions you make in reliance on our research. Some jurisdictions do not allow these limits, in which case they apply to the extent permitted.

10. Changes, law and contact

We may change these terms; material changes are announced on the site and the date above is updated. Continued use after a change means you accept it. These terms are governed by the laws of the State of Maryland, United States, without regard to conflict-of-law rules. Questions: write to privacy@settlesavvy.ai.
