One of the things I love about West Sand Lake is that it offers that small-town charm while still being close to everything the Capital Region has to offer. Continued investment in local businesses, community spaces, and preserving the area's natural beauty helps make this such a wonderful place to call home. It's a community where people can truly put down roots!
Where people work
West Sand Lake is in a great location for people working throughout the Capital Region! Nearby Regeneron continues to grow, while companies like Kinentia Biosciences are expanding in East Greenbush. We're also seeing investment in technology and infrastructure, including Archtop Fiber bringing high-speed internet to Sand Lake. It's exciting to see these opportunities so close to home!
Where values have moved
Home values in West Sand Lake and Averill Park have increased significantly over the past five years! Strong buyer demand, limited housing inventory, and the appeal of our excellent location have all contributed. Buyers love the larger lots, beautiful surroundings, and small-town feel while still being close to Albany and major employers. It's a wonderful place to call home.
What to budget for, and where
If you're buying in West Sand Lake, don't forget to budget for things like property taxes, heating costs, snow removal, and well or septic maintenance if applicable. Many homes here offer beautiful, spacious properties, but larger lots can mean a little extra upkeep. It's all part of enjoying country living!

We get to enjoy all four seasons here! Beautiful fall foliage, snowy winters, colorful springs, and warm summers. You'll want a snow shovel in winter and a lawn mower in summer! Each season brings something special, and that's part of what makes living here so wonderful.
Where it has changed
I'd say the biggest change has been the growing interest in our area! More buyers are discovering West Sand Lake for its beautiful surroundings, larger properties, and convenient location. Home values have risen, but thankfully, that wonderful small-town charm is still here!
