We're seeing growth and investment across Ammon, Idaho Falls, Shelley, Firth and Blackfoot, but each area has its own feel and opportunities. Ammon and Idaho Falls continue to grow, with infrastructure improvements, businesses and services expanding to keep up with that growth. Shelley and Firth offer a different pace, and as more people look for smaller communities outside the busier area
Idaho Falls is a major employment hub, with employers like INL, Melaleuca, EIRMC and local schools, manufacturers and construction companies. Many people commute from Ammon, Shelley, Firth and Blackfoot into Idaho Falls, while others travel to Pocatello or Rexburg for work. Healthcare, agriculture, trades and manufacturing provide opportunities throughout East Idaho.
Shelley, Ammon, Idaho Falls, Blackfoot, Firth and Pocatello all saw home values rise over the past five years. Much of that growth came during the 2020–2022 housing boom, driven by low interest rates, limited inventory and people relocating to Idaho. The market has since cooled, making pricing and location more important than ever.
Absolutely! In Idaho Falls and Ammon, consider HOA fees, utilities and property taxes. In Shelley, Firth, Blackfoot and Rigby, rural properties may mean budgeting for wells, septic systems, irrigation and longer commutes. Larger homes and acreage also mean more upkeep. I always encourage buyers to look beyond the mortgage and budget for the true cost of owning the property.
I'd send them toward the mountains! Explore Island Park, Yellowstone, Ashton, Driggs, Victor or Palisades. Whether it's fishing, hiking, camping or taking in the views, East Idaho's outdoor adventures are hard to beat.

East Idaho has four true seasons. Summers get hot, spring can still be chilly, and wind is a regular thing. Winters can be harsh with snow and icy roads. You learn to dress in layers, plan around the weather and give yourself extra time for winter driving!
One of the biggest changes I've noticed in Idaho Falls, Ammon, Shelley and Blackfoot is the amount of new development. Open fields and farmland are being replaced with apartments, townhomes and subdivisions. It's bringing more housing, but it's also changing the landscape and feel of the communities many of us have called home.
